Best Time to Buy a House Australia

Each season offers a different buying window:

  • Spring usually brings more listings and more buyers, giving you choice alongside competition.
  • Summer includes the Christmas and January lull, with fewer campaigns and holiday interruptions.
  • Autumn offers another active period after the summer break.
  • Winter generally has fewer listings and fewer competing buyers, which can narrow your search.

Ready finance, a suitable property and workable settlement dates matter more than the calendar. From our side as movers, the best time of year to buy a house in Australia is the time you can afford the purchase and manage the change of home. A quiet inspection does not establish a bargain, and a busy spring does not guarantee the right property.

Spring gives you more to compare

Spring is traditionally a busy selling season. More homes coming onto the market can make it easier to compare locations, layouts and prices within your budget. More buyers can be searching at the same time, so extra choice does not necessarily translate into less competition. PropTrack describes both sides of that seasonal lift in its September 2024 spring analysis .

We treat that as a reason to allow time for the search, rather than a deadline to buy before spring ends. Comparing several suitable homes can help you recognise what your budget buys. The benefit disappears if a crowded campaign pushes the price beyond what you can comfortably manage.

Brisbane does not follow every national pattern

Local supply can depart from the seasonal story. PropTrack’s September 2023 report recorded fewer new listings in Brisbane than a year earlier, despite a national increase. In September 2024, its spring analysis also found total listings in parts of west Brisbane below their previous five-year average.

Those are different measures: new listings count homes entering the market, while total listings include homes still advertised. Neither supports assuming that every Brisbane spring brings abundant choice. For a buyer, the useful comparison is the supply of suitable homes in the area and price range you are considering, during the actual search.

Summer needs room for the holiday break

The Christmas and New Year period can slow new campaigns. REIV’s January 2026 market commentary described December’s seasonal reduction in listings as vendors stopped advertising for the break. That is an example from Victoria, rather than a timetable every Australian market follows.

For buyers searching through Christmas and January, fewer advertised homes can mean fewer comparisons. A seller who remains on the market may still expect their asking price. Holiday availability also matters: inspections, finance work and legal preparation have to fit the people handling them.

We distinguish a convenient week off work from a workable delivery date. Time available for house hunting does not establish when you will receive the keys. A summer purchase can suit a household well when the agreed settlement and the move fit around its existing commitments.

Autumn is another useful buying window

REIWA identifies late summer and early autumn as active selling periods, alongside spring, in its explanation of seasonal selling patterns . That gives buyers another period to consider rather than treating a missed spring as a year’s delay. Its Western Australian experience also shows why national seasonal rules need local context.

Autumn can suit buyers who used summer to organise finance and clarify the kind of home they need. The practical advantage is preparation, rather than a promise of lower prices. Easter, school holidays and household commitments can affect the dates available for inspections and moving, depending on the year and your circumstances.

Winter can mean a quieter but narrower search

Winter’s lower activity generally includes fewer listings. REIWA also notes that there may be fewer buyers, with those still searching tending to be committed, in its autumn and spring comparison . A quieter open home can give you more breathing room, while a smaller selection may make a suitable property harder to find.

We would keep the same budget and requirements in winter as in spring. Waiting for more listings has value only if the current options do not suit. A suitable winter home with manageable repayments and workable dates can be a sound reason to stop searching, without predicting what the market will do next.

Finance comes before a seasonal strategy

Moneysmart’s home-buying guide explains that pre-approval helps establish what you may be able to borrow but does not guarantee final approval. It also identifies buying costs beyond the price, including legal fees and inspections. We include the move in that wider household budget, with packing or storage allowed for where needed.

The RBA Monetary Policy Board meets eight times a year. A scheduled meeting does not reveal the next decision or make one buying month reliably cheaper. Your lender or broker can explain how your borrowing arrangements affect repayments; we cannot predict interest rates or the price of the next home.

The financial year is one consideration

A seller’s wish to complete before 30 June does not by itself tell a buyer what the property is worth. A deadline may shape the proposed settlement, but the home still needs to suit your finances and circumstances. Ask an accountant about any tax implications of buying before or after the end of the financial year. We price and organise the moving work around the agreed dates.

Queensland settlement dates need some flexibility

In Queensland, 30 days from the contract date is a common residential settlement period, rather than a fixed REIQ requirement. The Queensland Government describes four to six weeks as common , with the parties able to negotiate another period.

The current standard REIQ residential contract also allows either party to extend settlement by up to five business days through written notice given before 4 pm on the settlement date. That is a total limit under the clause, not five extra days for each party. REIQ explains the notice and limit, and MAP Lawyers confirms the clause in the contract introduced in August 2025 . Your solicitor can confirm how the actual contract, including any amendments, applies.

For moving, the consequence is concrete: the truck may have a collection address before you have access to the delivery address. A flexible moving date or short storage period gives the furniture somewhere to go if settlement shifts. We plan around access to the home, as well as the date written in the contract. A morning delivery can leave the crew waiting if possession comes later that afternoon.

Buying and selling on different dates

A purchase can be affordable yet leave a difficult gap between homes. If you are selling as well as buying, a later settlement on one property can affect where the furniture goes and where your household stays. We can move belongings into storage while you use temporary accommodation, then deliver to the new address when it is available.

That arrangement needs a budget for two moving stages and storage, rather than only a direct house move. We can combine those services in a quote, including the later collection. Personal belongings needed during the gap stay with you. The useful buying timetable leaves room for that possibility before every commitment depends on two settlements completing together.

moving day

From unconditional contract to moving day

Once the contract is unconditional, the moving booking can follow the agreed settlement and expected key handover. We prepare a moving quote from the addresses, furniture and help required. Friday and Saturday bookings carry our surcharge of $10 per half hour, so a suitable weekday changes that part of the cost.

Our packing service can cover selected items or the whole house, with a pre-pack team available the day before. We also dismantle and reassemble furniture. If the dates leave a gap, we arrange storage through partner facilities and handle delivery out later, with moving and storage combined in one quote.

My partner and I have just used Optimove removals for a double move – stuff out of my house to storage whilst another truck at his place to bring his furniture and belongings to here and more to storage. We went with them based on price and a promise of ‘great care’

The removalist service has been fantastic. The boys all moved fast on both crews, were so easy to deal with, and I’ll be honest I can’t remember the last time I saw everything plastic and or blanket wrapped so well to completely protect everything we have. I would HIGHLY recommend these guys. Jacqueline Nagle

“By far the best removalists I have used. Adam and Chris were fantastic. On time, polite, energetic, fast and careful with all of my furniture. Reasonably priced and very efficient .” Jessie Mariee Watson, 29 August 2025

“I couldn’t have been happier with my choice of Optimove to shift a lot of my precious belongings into storage. The removal team phoned me to give an estimated time of arrival and when they arrived no time was wasted. The 2 removalists were fast and efficient. I was very impressed and would certainly recommend them to anyone looking for removalists and would have no hesitation in employing their services again.” Sue Bertram, 19 August 2025

“Best removal company we have ever used. Optimove removals is a great moving company, two nice lads who moved at a good pace. Everything was well looked after and arrived in perfect condition. Very good prices, next time you are looking to move to a new location check these removalists out. Better than a hiring a truck and moving your own stuff by a long way. On time, polite, no hidden costs – the most energetic men ever!!!!!” Kirsten Maria Corin, 2 August 2025

“On Saturday just gone, Adam and Chris from Optimove did an outstanding job in moving us from Burleigh Heads to Cornubia. They worked tirelessly without stopping for 5-6 hours until the job was done, whilst taking absolute care of all our possessions. They were friendly, honest and just downright good blokes. I high recommend Optimove.” Glen Read, 18 July 2025

“Just wanted to take a second to say a big thank you to the team at Optimove. The guys that arrived on the day were so friendly, helpful and professional. I couldn’t believe that when they said everything would get wrapped and protected that it actually happened. I have moved several times in the past but I found these guys definitely stood out amongst the rest with their speed and professionalism…” Carly Turner, 9 July 2025
